What is the process for renting an apartment? 

The first step would be for you to schedule a viewing of the property you like, once you see it you can apply for the apartment an once approved its just signing your lease.

What are the available times to see apartments? 

Normally apartments are shown between 9-5 however if you work between those hours you can always arrange to see it at a later time. You can also see apartments on weekend as long as you schedule the viewing no later than Friday afternoon.

What are the required documents to apply for an apartment?  

  • Photo ID & Social Security Card
  • Letter of Employment
  • Most recent pay-stubs
  • Most recent Bank Statement
  • Copy of your recent W2 and page 1 and 2 of 1040

What is the application fee? 

The application fee is $ 20.00 per adult applicant.

What utilities are included with the rent? 

Most apartment will just included heat and water, you will be responsible for paying gas an electric. However there are some apartments that included gas, very rarely will you find an apartment with all utilities included.

How long is the application process? 

The application process will usually take between 3 to 5 business days.

Will credit have and impact on the approval? 

Yes, credit is the most important factor to getting you approved for the apartment.

I don't have credit history established will I still qualify? 

Yes, having no credit history established is sometimes better than having bad credit.

I have bad credit can you still help me get an apartment? 

Yes we can, we have landlords that will accept clients with bad credit history.

What is the required credit score to get an apartment? 

Your credit score should be over 600,If your score is below 600 because of pending collections that have not been paid, your application may be possibly denied unless you have strong financials.

What are the income requirements to get an apartment? 

The income will always be calculated as 40 times the rent of the apartment, for example an apartment going for $1500.00 will have a  required income of 60,000 ( 1500x40=60,000).

I have been to court with a landlord would that be and issue? 

No! Under new york state law that was passed in June of 2019, Landlords cannot denied you for this reason.
